Service Area: Lancaster and Nearby Towns
Musser Park Plumbing is based in Lancaster and works in the city and the towns around it: Manheim Township, Lititz, Millersville, Mountville, Willow Street, East Petersburg and Landisville. Lititz sits about eight miles north, with Manheim Township taking up much of the ground between it and the city. East Petersburg lies to the north-west on PA 72, Landisville farther west, Mountville due west on PA 462, Millersville to the south-west and Willow Street to the south. US 30 runs along the north side of the city, and the Conestoga River curves around its south-east edge. Everything on the list lies within about eight miles of the city’s center.
Row Homes in the City, Subdivisions in the Townships
Many of the houses in Lancaster city are brick row homes, built wall to wall with narrow basements and low ceilings. Their plumbing has usually been changed a piece at a time, so galvanized supply lines and cast iron drains can still sit beside newer copper and PVC. In a tight basement, reaching the pipe is often the bigger part of the job.
In the townships around the city, newer subdivisions were built with PEX supply lines, PVC drains and a sump pit in the basement floor. There the sump pump does steady work in a wet spring, and a finished basement can hide a slow leak behind drywall and carpet until it’s well along.
Communities and ZIP Codes
A ZIP code doesn’t always follow a town line. The city itself is split among 17601, 17602 and 17603, and most of Manheim Township uses 17601 as well, so a Lancaster mailing address can mean either one. For a rental or a property you manage, go by the property’s address, not your own.

Who Handles the Pipes Under the Street
The pipes under the street belong to the water provider and the sewer authority, and which ones serve a house can change from one municipality to the next. A main break, a boil-water notice or low pressure all along the street is theirs to handle; a leak, a slow drain or a backup in one house is usually on the private side. Who owns the sewer lateral between a house and the main depends on the local authority’s rules, and the water and sewer bills name who serves the property.
